Having an owner/working GP move into this clinic would mean that new pts can be again welcomed to the practice & the web advertising restarted. 

Currently open 8.30 til 5pm Mon to Fri, there is so much potential w/in this practice for a keen business buyer to open the clinic for additional hrs & days. W/in this suburban shopping centre there is a Dominoes open til 9pm w/ loads of people attracted to this location til after 8pm each night. Sat trading is another opportunity as yet unexplored. W/ loads of car parking, there are ample spaces for both drs & pts. The are no restrictions on the no# of GPs that can work in the clinic at any one time & there is approval for 7x CR's so plenty of space to add in extra drs. 

The lease can be assigned or transferred & is for 10 yrs. The clinic is 9 rms, w/ a lge treatment rm. Med Labs are providing path services ($2k/month). There is a PM using a rm w/ 6 rooms for GPs. There are 3x GPs currently at this practice.

This BB clinic is appointment based w/ allied health providing additional services. There is a physio there 1x session/wk & paying 35% to the practice owner. 2x dietitians pay room rent at $120/day (1x comes every Wed & the other 1 day/fortnight). They are currently trying to get psychologist to join the practice to support the increase in mental health referrals that are coming as a result of COVID. 

The practice recently showed $250K in profit w/ gross billings around $1.2M. Site visits can be scheduled at mutually convenient times AH's or on the w/ends. He doesn't work in this practice so there will be no loss of income at settlement as he is not the major income earner for this clinic.
