Located at a busy intersection in Western Sydney, there is a bus depot + train station 5 mins walk from the practice w/ car parking avail at the rear for the staff. The incoming buyer will need to be an unrestricted VR GP; ideally with additional language skills due to the make-up of the pt demographics. The suburb in Western Sydney is one of the most multicultural + culturally diverse in Australia w/ more than half of the residents having been born overseas, mostly in non-English speaking countries. Many of these pts come to the clinic & are privately billed as no Medicare card. Also, workers comp pts seen here are privately billed.

With approx 400 units approved to be built just 100m from this clinic, there will be a new pt base moving into this area shortly!

Currently the owner is working 6 days/wk so there is a lot of potential to add additional GPs to this practice as well as to open extended hrs.

Operational for over 40 years, it was created before a DA was required.

A new buyer will retain 'existing use right' to run this practice as a medical centre. In addition, the number of GPs that can be working at this clinic is not regulated by either the size of the practice or the number of the car parks.

Site visits can be undertaken anytime during business or after-hours Mon to Thurs, Fri before sunset, Sun anytime.
