​Est 2018, the GP is keen to one day retire so will negotiate a transition period w/ new owners whereby he would work 2x days a week for 2x years! He & his wife work in the practice & are supported by 2x P/T GP's to manage their GP, skin cancer & mental health pts. 3x CR's + 2x Tx rms, where 1x of the tx rms could be a nurse/path/reg rm if there was another dr in the clinic & the buyer wanted to support drs in training. W/ ramp & wheelchair access to the clinic, there is also a bathroom + a staff kitchen. There is plenty of public transport + parking for the staff & pts.

Currently open 4 days/wk (Mon to Thurs), the clinic is well located next to a major interchange, so the clinic is not short of pts! W/ 2x undercover car parks under the bldg, a new business operator can buy or lease the bldg on a long term basis. The vendors will transition all of their GP pts across eventually to retire & the psychologist may continue for a period if reqd by the new owner or finish up post settlement if the new buyer wants to make this GP only clinic.

The P/T admin works about 15-20 hrs/wk. Rent is only about $55K pa ++ & the lease is ongoing.

There is no path sub-tenant but if there were 2x  F/T (min) GPs then there is space to get path (and their income) in-house. This clinic would suit an OTD still restricted by 19AB of the health act but must be Fellowed as it is MMM1. 

Team:

• GP 1 –  wks 2 day/wk on 70%
• GP 2 – works every Mon and looking to increase to 2x days/wk on 70%
• Owner GP – Wks 3 to 4 days/wk + will stay on 2 days if reqd on 70% 
• Psychologist – Wks 3 to 4 days/wk @70% (Tues to Thurs) + will stay on 2 days if reqd on 70% 
• Audio Clinic – uses the rooms on a Friday (1-2/month at $250 a day + GST)
• VMO's – orthopod (1-2/month at $250 a day + GST)
• Medicines legale (1-2/month at $250 a day + GST)
• PM – 3x days/wk
• PN – hoping to recruit one soon!
   

Accredited til Dec 2025, there is a loading zone out the front of the practice where an ambulance can pull up.

Site visits after hrs or when the clinic is closed as mutually agreed and convenient.
