Melb. DPA exempted Medicare provider no#. BB GP

5x GPs comprised 1x F/T GP, 2x P/T, and 2x locum GPs wkg FT and significant PT hrs are happy to stay on post settlement. One of the remaining GPs is also the landlord, but the building is NOT for sale. The FT Principle GP can pass his DPA position on & continue working FT as he is no longer DPA restricted. A 2nd DPA position is available + can be transferred. Permit completed 40 yrs ago so no restrictions on the no# of Drs that can work there. 2x rooms upstairs may be rented to extend the service offerings.

There are 9 yrs remaining on the 3x3x3 yr lease which can be transferred. W/ 4x CR's, a shared tx & a path rm where path pays rent ($5,500 incl GST/month). Blood collection is undertaken by the nurse & collected daily. Rent is only $54K so $12K rent positive! 

Staff: 

The GP principal led this team (who are all on a contract) since 2016: 

• F/T RN – 38 hrs/wk – does health assessments & CDM plans immunization & much more
• P/M is F/T + covers admin ($31/hr)
• GP A = prev owner, works F/T 70/30
• GP B = 75/25% – wks Tues + Thurs 
• GP C = 70/30% – wks Mon + Wed 1/2 days
• GP D = locum for 6 wks @75/25% – will incr from 34 to 38 hrs when other locum finishes
• GP E =  locum for 4 wks @75/25% F/T hrs

Open: Mon/Wed/Thurs/Fri: 9:30am–5:30pm + Tues: 9am–3:30pm

As a mixed billing clinic, there is a high component of CDM for the elderly (20% of their pt base) & health assessments. This is the only remaining clinic in the suburb that offers BB, so they have high pt demand. Tx rm procedures and online scripts + referral are paid privately.

W/ room for 4x F/T GPs,  the clinic is accredited til Feb 2026. Using MD + Prac Soft, the clinic does online bookings via Health Engine & Hotdoc. A bookkeeper/accountant assists w/ dr disbursements. SWPE = 1730.

W/ most of the equipment replaced within the last 3 yrs or so, this GP clinic w/ approx 3.5x FTE GPs remaining will suit a GP buyer or investor. Site visits at a mutually agreed time.
