The practice was relocated to its current site after being established in the 1990's. There are 4x CR's + a smaller allied health rm. There is a 2x bed tx rm w/ 1x FTE RN (2x P/T nurses). There are 2x allied health providers wkg, w/ the Psychologist billing approx $24K pa & paying 25% service fee + GST & the Audiologist paying $200/12 & wks 2 days/wk. 

Owners are happy to issue a long lease to the incoming buyer at $3,500/12 if they don't want to buy the bldg which is for sale at $605K. The gross income was $1.2+M + govt incentives ($100K) & room rent ($26,400). GPs are involved in the hospital on-call roster on a 1x day/fortnight basis being on call for 24 hrs. A chemist is nearby the practice & there are 2x allocated car parks for the drs. Pt car parking (100 spaces) is in the nearby council car park. The clinic is accredited for training GP regs + Students. The pt base is comprised of a lot of elderly patients w/ CDM as well as some occupational health/PEM's from the local mines. All current pts are in MD + Prac Soft. 4-Cyte pathology is paying $24K pa rent + GST + they are on a 3x yr lease w/ an annual rent review. 

Drs are paid for ward rounds for in-pts as well as their GP + VMO work. This is about $150K pa on top of their billings; making it very lucrative. A GP wkg at this practice might also wish to provide support to the local aged care facility. There are about 3,000 pts attached to this GP clinic. Site visits to be scheduled as mutually agreed.
