They have been practicing as a Skin Clinic for 20 yrs in Penrith, and in this location for 15 yrs. They are selling the business; not the freehold, as they'd like to hang onto it for their pension. They own the RE agent next door as part of the same building and will get passive income from their rent to retire with.
The owner wants to remain working there but isn't interested in managing the business. He will commit to 3 days a week til he is 75 yrs old and then will go to 2 days a week if able. There are 4x minor procedural rooms with operating beds, sinks, and sterilizers in each room. The practice has been there for 30 yrs so well established with an existing pt base. As there are 3x drs working at this practice, there are 3 out of the 4 rooms used so another practitioner could be added or the owner (if they wished and were trained in this) could do additional hrs there. Th owners haven't done a lot of advertising or marketing as they have very strong patient referrals.
The practice is in a shopping precinct/shop front location and there is visitor and Dr parking at the rear of the practice. Some of their pts drive in from as far away as Orange and Bathurst; currently the owner is booked up til April 2018 so he is a very popular Dr in his field with plenty of referrals. Some of the pts travel interstate when they need to see him, and whilst he is a grandfathered GP and cannot train registrars through the GP college, the Skin Cancer college is not going to be set up as an independent entity of at least another 10 yrs.
The gross billings for the practice are about $500K and they are looking to pay out the remaining loan cost of the most recent renovation back. Billing are all BB + the clinic is in a DWS location so an OTD with 19AB restrictions can work there. The practice is ethical; pathology is not onsite so the new owner could add this for additional income. DHM does their collecting and would love to have a sub-lease here. In addition, if any additional procedures are not required for the health and well-being of the patient, the practice will not insist on them being done just to maximise their billings; they are working from a patient-centric model. They are close to the Penrith hospital so if there was a specialist buyer interested in using the rooms on a sessional basis, this could work too!
The “2017 adjusted” financial statement has both of the 2016 and 2017 profit and loss statements, showing adjustments for expenses that should be removed. One major cost was a wage that was incurred in the setting up of the business, and is thus not required on an ongoing basis. The accountant noted the doctors that were employed at the practice in each year.
