About half a km from the large Gold Coast public hospital and neighboring private hospital is this leasehold opportunity. The total space of this large, open-plan space is 260 metres squared. The MC is 3x CR's and a Tx rm (133m2) and the neighboring spinal check centre is 127 m2. The walls are not weight bearing and could be moved to create at least 8CR's. There is a diner too owned under another lease that could down the track a bit become a dispensing pharmacy once they have got 7+ FTE GPs in the MC there. There are 181 car parks comprising 133 bays at grade with under croft parking for tenants.
There is space here for VMO's to work on a sessional basis. There is a very busy 6 lane road out the front with hundreds of cars driving past this practice on their way to the private hospital so there is plenty of opportunity to assist these pts. The local ED has approached the clinic owner to see if they can refer their level 4+ 5 pts to the clinic to take some of the pressure off the ED and they will need additional GP's to work here in order to meet this demand. They are also not doing any extended hrs so the new buyer could add value by recruiting an OTD still restricted by DWS to work after hrs and weekends. The current GP is 3 yrs away from retirement so he is only working til 3 or 4 in the afternoons so plenty of scope to grow this practice. The current GP is on a 70/30 fee split; and is on track to have gross billings of over $600K this calendar year. The physio is billing about $15K per month and building.
The SpineX equipment in the practice is not a part of the sale. This facility can be retained within the practice and billed on a fee split basis with money going back to the new practice owner or it can be relocated back to the current owner's other physio business in Biggera Waters, Functional Health; further up the coast.For Pts that are referred to use the physio, the CDM are about $5K per patient and the physio can only take place via this system in Medicare iof they are referred by a GP to use this equipment as part of their CPD.
The ask price of $285K is based on the fit-out costing of $1100 per metre squared. New fit-out will be charged for a GP clinic at the rate of b/w $1600-$1800 per m2 so this practice that is only about a year old, is selling for less than the price of a new fit-out WITH a high billing GP in place and a couple of Allied Health practitioners there too who will all remain after settlement with the new buyer.
The ceilings are supporting from the rear with none of the walls being load bearing. The walls could be moved to create more CR's as the weight bearing wal is at the rear.

There are no other MC's in the vicinity and whilst it is not written in the lease; it could be an option to request exclusivity in the lease so that no other Centre could be opened here. The landlord is a commercial landlord, based in Adelaide + they own the whole Centre. Apparently the whole shopping centre is on the market, with the Adelaide based co# PSP Pty Ltd.
The practice GP is no longer taking any bookings. After practicing on the GC for the last 40 yrs he has 2,700 active pts on his data base. With the university across the street housing 3x residential halls full of students, there are over 1,000 students there that can walk to to this practice. The GP currently closes at either 3 or 4pm leaving no GP to service the complex visitors who are still pouring into this complex til about 10pm at night when the IGA closes. When the GP leaves at 3pm, he is visiting 2x aged care facilities with the 30% of billings coming back to the practice. There is an EN working each day with the GP and an RN on call. On WEd 8th Nov, the practice undertakes its accreditation visit so hopefully, after that, they will be able to attract the govt rebates. Currently the applns for PNIPS, and PIPS are in progress, pending this outcome. Whilst the GP is grandfathered, he can always supervise GPs on the practice eligible pathway.
